We have maintained that focus as our core competency and are considered a premier mortgage lender by our industry's trade association, the Manufactured Housing Institute. Our expertise in modular homes as well as HUD code housing enables us to serve manufacturers, builders and retailers with a level of service and industry knowledge that is second-to-none. Additionally, because of our vast experience and financial standing within the mortgage industry as a whole, we are able to provide our borrowers with a tailored mortgage product that meets their specific financial goals while enhancing their relationship with their chosen modular manufacturer, builder or retailer. Our success is predicated on this fundamental understanding of how to accommodate the needs of both the homebuyer and the home seller in every mortgage transaction.

We offer a wide range of options and real property mortgage products for modular homes with competitive interest rates and courteous, professional and timely loan processing. Our in-house Loan Officers and Underwriters have numerous years of specific modular-manufactured housing experience, and our outside sales force is both responsible and industry-wise. We also have several options for construction financing, including both a single and two-close approach, with a construction management team that is very knowledgeable in the vast array of set-up, installation, valuation, cash-flow, and governmental/regulatory (FHA, VA, State specific, etc.) issues that are common during the construction process. Land/Home Financial also has numerous "niche" mortgage lending products to meet your manufactured home financing needs. We have a MH Residential Program for quality homes that are comparable to site-built homes in appearance and amenities, enabling borrowers to obtain site-built comparable rates and underwriting. We also have a non-conforming Invoice-Based Advance (IBA) program that uses a land appraisal and the home invoice to compute maximum loan amounts. Our "Retro-Fit" program allows homeowners to easily convert a non-compliant foundation to a permanent one that meets all lender requirements for a conforming mortgage, and includes the ability for "cash-out." We also have options for cash-out and debt-consolidation mortgages, ARMS, "Buy-For" loans, various Alt-A products, jumbo loans, 2nd and vacation home loans, home-equity loans, and manufactured home-only (chattel) financing.
