Land, Foundation, and Home Requirements

Land Requirements

  • Land must meet all local zoning laws regarding the placement of manufactured and modular homes.
  • Property must be zoned for residential use only; commercially zoned land is not eligible.
  • Lot must be of sufficient size for placement of home and comply with set-back requirements.
  • Property must be adjacent to and legally accessible from a publicly maintained all-weather road or recorded easement.
  • All necessary permits must be obtained and copies of permits must be provided to Land/Home Financial.
  • All utilities must be installed and connected by a licensed contractor, and must meet all local codes and requirements.
  • Septic tanks must be properly permitted in accordance with local codes and must be located on the land offered as collateral.
  • Wells and septic systems cannot be shared with other property owners.
  • A certificate of occupancy must be obtained in accordance with State requirements.

Foundation Requirements

  • The home must be affixed to a permanent foundation in compliance with State, County and Local regulatory requirements, as well as manufacturer specifications.
  • The foundation must have attachment points to anchor and stabilize the home to the underlying soil or rock given soil conditions.
  • The home must be permanently attached to the foundation by anchoring devices such as welds, bolts or metal plates.
  • Soil anchors alone are not acceptable.
  • Must have general appearance and functionality of a site-built home.
  • Must have permanent steps and stoops on proper footings.
  • Must be classified and taxed as real estate, not personal property (call 888-796-5263 for specifics on chattel loans).
  • Must have sufficient skirting and insulation around perimeter to prevent crawl space from freezing (for HUD-code and post-1970 manufactured homes).
  • Must have adequate ventilation in crawl space.
  • Wood skirting must be treated to prevent decay (for HUD-code and post-1970 manufactured homes).
  • All wheels, axles and hitches must be removed (for HUD-code and post-1970 manufactured homes).

New Home Requirements

  • All manufactured homes must meet HUD-Code or modular standards.
  • All homes must have shingle roofs and hardboard siding (metal roofs with metal siding are not acceptable).
  • Home must be a minimum size of 700 square feet. Minimum acceptable width is 24 feet for multi-section homes.
  • Home must comply with all local zoning laws or restrictions.
  • Home must have a minimum of 2 bedrooms and 2 bathrooms.
  • Additional limitations for single section (for HUD-code homes).

Used Home Requirements

  • The original title of the home must be provided before closing.
